As a home buyer you will probably notice that a lot of real estate agents put an emphasis on how you make an offer for a particular piece of property. Some first-time home buyers make the mistake of assuming that it's all about the money. It may be a bit surprising but he truth is that sometimes the person with the best monetary offer doesn't always get the house.
When you search homes for sale with the intention of buying real estate property, you should put a lot of effort on how to make your offer. One of the things you can do to make the seller notice you is include a proof of funds. In fact, some listing agents would ask you to include this in your purchase offer if the seller requires it.
A proof of funds is simply physical proof that you have the means to pay for the downpayment. Let's say for example that you have been approved for a loan and have already submitted a preapproval letter to the seller together with your purchase offer. The seller may put the property on pending status in order to work with you towards closing but if, for one reason or another, you find that the funds you were expecting to have for the downpayment is not ready yet, you'll end up wasting the seller's time. Aside from that, prospective buyers may also interpret the fact that the house went from pending back to active negatively, making it even harder for the seller to find a buyer for their property. Say for example you want to buy Wake Forest real estate and after looking through Wake Forest homes for sale you decide to make an offer on a property. If the seller accepts your offer, people will see that the home will go on pending status. If it goes back to active status, people may think that something is wrong with the house (or maybe the seller), making them a bit hesitant to make an offer themselves. It doesn't always happen, but it's a possibility.
Proof of funds depend on where you will get the money to pay for the downpayment. Cash buyers pay for the downpayment in cash, which means that the proof of funds can be a print out of an online banking form showing the balance for your account. Just make sure to remove sensitive personal information before you attach it to your purchase offer. A certification from the bank regarding the amount of your deposit would also suffice as a proof of funds.
Some people don't readily have cash yet but are expecting to be able to liquidate some assets to pay for the downpayment. People who have stocks, bonds, and mutual funds, for example, are non-cash buyers. As such, proof such as photocopy of pertinent documents could be enough. However, should you be a non-cash buyer, you should be transparent to the seller about when you expect to have the assets liquidated and ready for the downpayment. If the availability of your downpayment, for example, is dependent on whether you are able to sell a house at a certain price, then it's also important that you be transparent about this from the get go.
