Over the last 3 years I have learnt a thing or two about ensuring my time is spent wisely both advertising for tenants and managing tenants once they become occupants. Do yourself a real favour and develop an application process for prospective tenants. This will save you a great deal of time in the long run as tenants have a habit of ringing you at the most inconvenient times.

The application pack really only includes two items. An application form and an overview of your company and what you expect. The application process not only makes you look more professional and weeds out the time wasters but it also allows you drill home any additional points you need to make. I often include a section on how we have successfully prosecuted irresponsible tenants in the past.

Once you have drafted your 'application pack' you then need to place your advert in the local paper. Do not go for excessive lineage as it hurts the wallet. Something along the lines of: Exc 3 bed terrace. DHSS ok. Call for details.

You might want to also say call after 5, so your being disturbed all day and you can still get some work done!

Also by including your mobile, expect a lot of people to start texting you. This can become a bit like text tennis. Remember the people texting are not likely to be as organised as you, so this can become a real time killer if your not careful.

If you have multiple parties who are interested, it is best practice to arrange a group viewing. Of course the tenants don't need to know this, it just so happened that everyone arrived at the same time! Also ask the tenants to call you 1 hour before attendance to confirm they are still attending. This should avoid the scenario of people wasting your time.

You can then furnish these people with an application pack. Once you have received the application pack you can set to work on making the right choice of tenant.
