Most of the commercial lenders will also take into consideration your project's debt coverage ratio (DCR). Debt coverage ratio gives them a hint of how much money you are getting from your property when compared with the overall cost of property. This ratio is calculated with the help of your net operating income. In general, your net operating income is divided by the total mortgage debt that you have on the property to calculate your debt coverage ratio.
If your debt coverage ratio is in the range of 1.2, you will face no problem in getting the property investment loans. On the other hand, if your debt coverage ratio is below 1.2, they will not approve your loan application thinking that property is not profitable in nature and you will loose money.
