You found the perfect home. It is lender owned and just came on the market. The price is unbelievable and you really want it! The question is, how can you get it if there are several offers in on the home?
This happens fairly often in this market where so many homes have gone into foreclosure and the bank needs to get them sold.
First of all, before you even get to this point be sure you are well qualified and pre-approved for a loan that will cover the cost of this home with enough cash to put down on the home.
You are first going to be under a time frame of getting an offer into the list agent with other offers on the table. You can make a nice strong offer in hopes of getting the home. What is more than likely going to happen on a situation like this is that the bank will receive all the offers and will send out the message for all offers to now submit their highest and best within a specific timeframe.
Now what? Here is where strategy and a strong buyer come into play. As long as you have the strong buyer part down then it is a fair playing field. If there is an all cash buyer on the table they will have a leg up on obtaining the home since the bank will not have to be concerned about them actually fully qualifying for the loan.
Price and terms are next. The bottom line or the net profit to the bank is what will ultimately get you the home. Making a strong clean offer which means not asking for every little nickel and dime thing to be paid for by the bank is best.
Take your offer price and anything you are asking them to pay like closing costs, home warranties or transfer fees away from that price. Now you get the approximate net the bank will be looking at. All the general fees like real estate commissions, seller closing costs and tile fees are all the same regardless of who buys the home.
Decide how much you are willing to pay for the home and at what price are you willing to lose the home to another buyer. The bank will not play games, all they care about is their net profit. Make your offer higher than the list price because all the other buyers are doing the same thing. You just need to decide what it is worth to you to obtain the home. The home is probably already priced under market value so you know you are getting a deal.
If you experience this at least once, losing the home that is, then you will smarter the next time around. Hopefully, you won't have to learn the first time. An experienced realtor should be able to give you good advice on what your offer might need to be.
Do not mess around if this home is worth it, make your very best shot and then make up your mind that if it was meant to be, it will happen.
