BlueStone Construction | What to Look for in a Lakehome & Cabin Builder... Minnesota and Wisconsin
Most of our customers have owned their lake lot for many years looking forward to the day when they can finally build their dream cabin.
At first, their lot had no power or septic. Spending time at the lake meant roughing it in tents or the family camper. Over time electricity was trenched in, which meant vacation time could go on later into the night or longer into the Fall season. We often hear stories how important it was the day power was installed onsite.
Finally the day arrived when dreaming about building changed to planning how to get the job done.
Some things to consider if you are at this point in your planning:
1. Get a survey of your property detailing all setbacks, indicating existing structures, wetlands and bluffs. Make sure the survey shows 2 foot contours. It is good to have them mark the building envelop on the survey. Cost for survey should run between $2,000 and $3,000 dollars depending upon your site conditions.
2. Find a contractor who specializes in building near water. Typically soils are less suitable near the lake than they are off water. We've encountered what seemed like suitable soils near the surface only to find out through soil boring tests that 6 feet below the surface down to 20 feet the soil was organic. Organic soil does not provide much bearing capacity which means a structure built there, without taking corrective measures, will sink into oblivion. Most contractors don't do soil boring tests on each project. So make sure you get this done. There are answers to any situation, however, installing corrective measures up after the fact is a real headache and costly. Identifying problems ahead of time can be a huge money saver. And it ensures the new home will be solid.
3. Make sure the contractor you choose has an architect as a member of the team. The architect, contractor and environmental specialists should all meet at your lake place for a pre-design meeting. That way you get a chance to see the team before spending money with them. Also, the team has opportunity to see your site conditions at the onset which will translate into better, more thought out plans. Usually you will be asked to spend $1,500 to $2,000 for preliminary plans to be drawn up. You should also be provided ballpark numbers with prelim plans so you can adjust the plan up or down to meet your objectives. Depending upon your availability and complexity of your project, this process could take from several weeks to several months. But it should be enjoyable to watch your dreams come to life either way.
4. Your lake home contractor should be skilled at educating you and keeping you abreast of the facts as they come in. Exceptional cabin builders anticipate what is coming and inform you of your options before anything needs to get done.
5. Once you settle on the plan you want, at the price you can afford, your contractor should be willing to generate a sworn construction statement (SCS) itemizing costs by category and by draw zone. This document is a vital tool for you and the bank (if there is one) because it shows what is going to be done and how much it will cost in incremental pieces. You can easily verify what is done and compare that to what is represented on the SCS. If the contractor is billing for items that have not been completed, then you have a means of modifying the draw request and thereby ensuring you are not overpaying.
6. Lastly, lakehomes and cabins are perhaps the most individual and unique residences built. So look for builders who have extrodinary interior/exterior design personnel on their team. Exceptional designers will be skilled and discovering your tastes, style, themes and desires. They often hunt for rare and distinct materials to ensure your cabin is a "one-of-a-kind" home. Our desigers go so far as act on the customer's behalf in choosing colors, textures and fixtures. All surfaces are coordinated by the designer and every final detail carefully thought through so your end product captures the look and feel you are after.
